Default Real Estate????

Am thinking of investing in some real estate property and renting it out. Have learned a great deal from an ECON teacher at school who owns 4-5 rental properties (condos, duplexes, etc). Am hoping to get something done soon and rely on the rent payments to keep me financially okay without having to work in college. Any advice?

I know but you can check their credit, driving records, and if they've had any felonies before-hand. Guy told me he had 1 guy in his 15 years that caused him trouble

I've got a partner that is in his mid 40's. I dont plan on going through the bank anyways. A lot of property around here is zero money down.

If it wasn't for real estate I wouldn't have the things that I have now. It has allowed me to live the life I have always wanted. I am extended beyond belief at the moment but I have done very well. I can never own enough. Bottom line is it is all about three things. Location Location Location.

Why not? If you have all the cars and tvs and couches and shit you need, why not invest in real estate.

The thing is, do you guys really think property value will keep going up or down? Seems like overpriced places have really fell far in the last 4 years, but other places that were cheap, ain't cheap no more.

Gelly, the average person doesn't understand some of the areas in Southern California. You know if you have property in Santa Barbara you cannot go wrong. It can be World War 3 and there are tons of people with a lot of money that keep wanting to live here. The areas and prices are insane. Not talking about the E and G town.. Hope Ranch, San Roque Area, The Riviera , Montecito etc etc.. A million doesn't even get you something that outstanding.

Buy some cheap houses in the crappy part of town and take section 8, government pays the rent so you always get paid.
